Athmar Park was the 25th most competitive neighborhood in the country in 2017, according to a report out by Redfin.
It's not surprising to us that Athmar Park made the list. It's five minutes to South Broadway, has easy access to US-6 highway and I-25, and it's only 15 minutes to downtown Denver. Plus, it's got a big beautiful park and is close to great Asian and Mexican restaurants along Federal. All this, and the average home sales price in December 2017 was just $310,000.

In general, we see Villa Park, Barnum, and Athmar Park (and to a lesser extent Valverde and Westwood) -- all neighborhoods west of I-25 and south of Colfax and or US-6 -- as being great investments. They're still relatively affordable and their proximity to all of the "cool" parts of downtown mean as the influx into Denver continues, these homes will appreciate nicely.
The Redfin report based its ranking on several indicators of competition, including the percentage of homes that sold for more than their asking price, how quickly homes went under contract and annual price growth in 2017.
